Great idea !!! Here are some EASY steps to follow:
* Figure out (somehow) how much your house is worth.
* Make a cheesy sign out of posterboard and stick it in your yard.
Follow up:
* Make some flyers with pictures on them, then go to home depot
and buy a flyer box or tube to put them in. Don't forget to
replace them everyday after the kids and lookie loo's have had
their fill.
* Stay home ALL THE TIME, so you don't miss a call or a knock on your
door at 9pm or 7am from someone wanting to see your home.
* HOPE that they are not theives casing the joint, or the
people from down the street who just want to check out your house.
* Do an open house for 3 hours EVERY Saturday and Sunday. (This
involves buying a bunch of plastic flags, baking some cookies,
advertising the open house in the paper ($$$) and watching all the
children touch all your stuff and tease your pets.)
* If you accidently get someone who wants to make an offer, enjoy
haggling with them over the price, what stays and what goes and
who's going to pay for what. Fix every stinking little thing
they want fixed because you're soooooo happy to get the offer.
* Then download a bunch of contracts and forms for "free" and hope
like heck that they protect you and are specific to the laws of
your state. Or, better yet, hire an attorney to look over all the
paperwork. ($$$$$$)
* Figure out what title company to use. (good luck with that one)
* Get the buyer to agree on a day and time for closing, and try to
be patient when they try to change it 3 or 4 times. Oh, By the
way, also hope they are using a really good mortgage broker. And
don't forget to tell the buyers what they need to bring to closing.
OR
Just pay a really good Realtor their 6% and go on vacation !!
